A plain-English summary of how this website and my one-person surveying practice handle your personal information.
Who I am
This website is operated by Robert Simms, trading as Wharfedale Home Inspector, an independent residential surveyor based in Otley, West Yorkshire. For the purposes of the UK GDPR and the Data Protection Act 2018, I am the data controller for the personal information you share with me through this site.

What I collect
When you use the quote / contact form on this site I collect:
- Your name and contact details (email, phone).
- Details of the property you're enquiring about (address, age, type, service required) and any notes you add.
- Technical information your browser sends automatically — IP address, device and browser type — which Cloudflare Turnstile uses to tell real visitors from bots.
I use Cloudflare Turnstile on the contact form to protect against spam and abuse. Turnstile is cookie-free by default and only inspects signals necessary to verify that you're not a bot. Cloudflare's own privacy notice applies to that check.
Why I collect it
I use your information to:
- Reply to your enquiry and prepare a quote.
- Book, carry out and report on the survey, snagging inspection or EPC you instruct.
- Keep records for accounting and insurance purposes.
- Protect this website from spam and automated abuse.
My lawful bases are your consent (when you tick the box on the contact form), the performance of a contract with you once you instruct a survey, and my legitimate interests in running a secure website and keeping proper business records.
Who I share it with
I don't sell your data and I don't share it for marketing. I rely on a small number of trusted processors to run the site and the business:
- Vercel — hosts this website and receives the contact form payload so I can read it.
- Cloudflare — runs Turnstile to verify your submission.
- My email provider — delivers the notification of your enquiry to my inbox.
- Elmhurst Energy — receives EPC data for lodging on the national register, where you instruct an EPC.
- Skyline — receives property information for survey report prepartions
I may also share information where I am required to by law, or to defend a legal claim.
How long I keep it
Enquiry messages that don't turn into an instruction are kept for up to 12 months and then deleted. Where I carry out a survey, snagging inspection or EPC for you, I keep the file for fifteen years from the date of the report — that's the period my professional indemnity insurance and my regulatory bodies (RPSA, Elmhurst) require.
Your rights
Under UK data protection law you have the right to:
- Ask for a copy of the personal data I hold about you.
- Have inaccurate data corrected.
- Ask for your data to be erased (subject to the retention period above).
- Object to or restrict how I use it.
- Withdraw any consent you've given.
- Complain to the Information Commissioner's Office (ICO).
To exercise any of these, drop me an email and I'll reply within a reasonable time, at the latest within 30 days.
Cookies & analytics
This site uses minimal privacy-preserving analytics from Vercel to tell me which pages are being read. It does not set marketing cookies and it does not identify you personally. Cloudflare Turnstile may set a short-lived token as part of the bot check on the contact form.

I'll update this page if anything material changes about how I handle your data. The version date below tells you when it was last revised.
